Can you actually get beach sand out of the carpet, or is it there for good?

Most of it comes out. Fine sand migrates down through the pile and settles against the backing, especially on stairs and the upstairs hallway, so vacuuming alone only lifts what's near the surface. We dry-agitate and vacuum thoroughly before any water goes down, then use hot water extraction to flush what's worked into the base. On heavily loaded stair treads it can take more than one pass. If the carpet has been walked on with sand in it for years, the grit has already abraded some fibers and that wear doesn't reverse, but the carpet will look and feel considerably cleaner.

Our carpet is only upstairs, bedrooms and the stairs. Do you still come out for a job that size?

Yes, that's the typical Manhattan Beach job. On the rebuilt three-storey homes, hardwood and tile cover the lower levels and carpet is confined to the upper bedroom floors and the stairwell, so we're often cleaning two or three rooms plus two flights. We run hose from the truck up through the house and protect the hard flooring and stair nosings on the way. Narrow sand-street lots with limited frontage are normal for us. How long will it take to dry with the marine layer sitting over us?

Longer than inland, and we plan for that. Salt air and constant coastal damp keep indoor humidity up, so we extract harder than we would elsewhere and leave less moisture in the carpet to begin with. Air movers help, and running the HVAC or a dehumidifier makes a real difference. Upper bedroom levels usually dry faster than a ground floor because heat rises and those rooms often get more sun. We'll tell you before we leave roughly how long to stay off it and how to help it along.

What tends to go wrong with carpet in these houses?

A few things come up repeatedly. Stair edges and the top-of-stairs landing wear out first because sand grinds at the fibers under foot traffic. Traffic lanes from the stairs to bedroom doors gray out ahead of the rest of the room. And with the pet density here and dogs going in and out year-round, odor gets into the pad rather than sitting on the carpet. Surface cleaning won't touch that. It needs treatment down at the backing and pad level. Older 1950s cottages that were never fully rebuilt sometimes have carpet directly over subfloor with thin pad, which shows wear faster.
