Hot-water extraction is what we use on most jobs. It rinses soil and detergent out of the pile instead of leaving it behind, and it is what Shaw, Mohawk and Stainmaster warranties generally call for. Shampooing agitates a foam into the fibers and is occasionally useful on greasy commercial carpet, but residue can attract dirt later. Low-moisture dry cleaning uses a compound or encapsulation product and suits wool, delicate Karastan or Masland goods, and occupied apartments that need to be back in service in an hour.

What is a realistic cleaning schedule for a Santa Monica home?

Do you shift the furniture, or should I clear the rooms first?

What marks will you be able to lift, and what is likely to stay?
Soil, food spills, coffee, mud, tracked-in beach sand, most pet accidents and general traffic lane graying usually come out. Bleach, benzoyl peroxide from acne cream, plant fertilizer and some medications strip the dye and leave a permanent light spot; those need repair or a dye job, not cleaning. Old red dye, mustard, ink and rust are hit or miss and depend on how long they sat and what was already tried on them. Is this safe with a dog and a toddler in the house?
Yes. Our products are chosen for use in occupied homes, and hot-water extraction rinses the cleaning solution back out rather than leaving it in the pile. Keep pets and small children in another room while we work, mostly because of hoses and equipment underfoot. Once the carpet is dry the room is normal again, and we are happy to go fragrance-free if anyone in the house is sensitive.

Can you clean sofas, area rugs and tile at the same visit?
We do. Upholstery gets a fiber test first, then either extraction or a low-moisture method depending on the fabric. Area rugs can be cleaned in place on a waterproof pad, and wool or fringed pieces we would rather take offsite for a proper wash and controlled drying. Tile and grout is a separate hard-surface process with a pressure tool and vacuum recovery, and it pairs well with a carpet appointment since we are already onsite.
