My bedroom carpet has dark traffic lanes that never come out. Can they be fixed?

Sometimes partly, sometimes not. A lot of the carpet in Florence-Graham bungalows is older nylon or polyester that's been in place for decades, and in small rooms with a lot of people moving through, the fiber in the walking path gets physically abraded. Once the yarn is scuffed, it reflects light differently and looks dark no matter how clean it is. Why does my carpet feel sticky or grimy again a few weeks after cleaning?

We use a hot-water extraction process aimed at flushing the residue out rather than leaving detergent behind, and we'll pre-treat the greasy areas separately instead of relying on one all-purpose solution.

How long does carpet take to dry in a slab-level room here?

Longer than most people expect. Many of these 1920s–1940s houses sit low on slab, and the back rooms and converted garages hold cold and damp, so the floor itself pulls heat out of the carpet and slows evaporation. We plan for that. We extract as much moisture as the machine will pull, then set air movers in the rooms that need them. We'd rather leave fans running a while than hand you a carpet that's still damp overnight, because damp carpet on a cold slab is how you get odor coming back.

Can you come out the same day? I have a tenant moving in.

Often yes. Turnover work is a big part of what we do in this area, and vacant units are the easiest jobs to fit in because there's no furniture to work around and nobody living in the space. Call in the morning and we can usually get you a slot that day or the next. Late-afternoon and weekend requests fill up faster.
